Can I Sell Just Part of My Note? How Partial Note Sales Work
Yes. A partial note sale lets you sell a set number of your future payments for a lump sum today while keeping the remaining payments for yourself. You get cash now without giving up the entire income stream, and the note comes back to you after the purchased payments are collected.
It's the option most note holders don't know exists, and for many sellers it's the better deal.
How does a partial note sale work?
Say you hold a note with 240 monthly payments remaining. Instead of selling all 240, you sell the next 60. The buyer pays you a lump sum today, collects those 60 payments, and then the note reverts to you with the remaining 180 payments still yours.
You choose the shape of the deal:
- Sell a number of payments (the next 5 years, for example)
- Sell a portion of each payment (half of every payment, keeping the other half as monthly income)
- Sell the balloon and keep the monthly payments leading up to it
Why do partials often price better than full sales?
The near-term payments are the most predictable part of any note, so buyers price them closest to face value. The far-off payments carry the most risk, so they get the deepest discount in a full sale. When you sell only the near-term payments, you're selling the part of your note that prices best and keeping the rest.
When does a partial sale make sense?
- You need a specific amount, like $40,000 for a roof, tuition, or a down payment on your next investment, and don't want to cash out the whole note to get it
- You like the monthly income but need capital now
- You want to test the process with a smaller transaction before deciding about the rest

What happens if the borrower stops paying during the partial?
